How to Price a Roof Replacement

Price a roof replacement per roofing square (100 sq ft of sloped roof), with tear-off, decking, flashing and disposal as separate lines. Here are the published rates, what moves a quote, and a worked example.

Typical installed price for a roof replacement

These are consumer-facing figures from Angi's 2026 cost guides, not rules. They show where the market sits so you can tell whether your price is far above or below it.

What is pricedAngi 2026 range
Roof replacement, per sq ft of roof area$4 – $11 (= $400 – $1,100 per roofing square)
Asphalt shingle roof, total installed$5,800 – $20,000
Metal roof, total installed$5,700 – $25,000
Tile roof, total installed$8,500 – $26,400
Wood shake roof, total installed$16,000 – $27,000
Shingle removal$1 – $5 per sq ft ($100 – $500 per square)
Roof decking repair$2 – $5 per sq ft

By size, Angi lists a 1,340 sq ft roof at $5,800 to $14,700, a 1,790 sq ft roof at $7,800 to $19,700 and a 2,460 sq ft roof at $10,700 to $27,100. Angi also says the average home has a roof between 1,300 and 1,800 sq ft, and that pitch changes the real surface area beyond what the home's footprint suggests.

What moves the price

Calculate squares first

Roof area is footprint times pitch factor. The factor is √(rise² + 144) ÷ 12: 1.054 at 4/12, 1.118 at 6/12, 1.25 at 9/12 and 1.414 at 12/12. A 50×30 ft footprint at 6/12 is 1,500 × 1.118 = 1,677 sq ft, or 16.77 squares to price. Order materials with 10 to 15 percent extra for cuts, starter courses and ridge. The roofing estimate calculator does this for you and rounds up the squares to order.

Set a minimum charge

A small repair or a single-slope roof can cost more in driving, ladders and disposal than a per-square price covers. Set a minimum job charge from your crew's hourly cost times the real time a small job takes. See how to calculate labor cost and your overhead rate for the inputs.

A worked quote

One roof with a 50×30 ft footprint at 6/12 pitch (16.77 squares), single-layer tear-off, using example rates (yours will differ):

Roofing installed: 16.77 squares × $475$7,965.75
Tear-off: 16.77 squares × $75$1,257.75
Flashing and drip edge$350.00
Vents and pipe boots$180.00
Dumpster and disposal$450.00
Total$10,203.50

Check it against the market: $10,203.50 over 1,677 sq ft is about $6.08 per sq ft, inside Angi's $4 to $11 range. The example tear-off rate of $75 per square is below Angi's $100 to $500 range, so check what removal and disposal really cost you before copying it. Rotted decking is not included; quote it per sheet. These figures are examples, not recommended prices.
