Sources disagree because they group costs differently: Angi and HomeAdvisor show labor as its own share, HomeGuide folds more into material lines, and a few aggregator sites quote Fixr's labor share at 50% to 60%. Treat the tables as a sanity check, then price from your own costs.
Price by scope, then by line item
- Scope tiers. Minor (refacing, counters, a few appliances), mid-range (new cabinets, counters, sink, floor and appliances in the same layout) and major (walls or plumbing moved). Say which tier the quote covers.
- Line items for everything that can change. Demolition, cabinets, counters, backsplash, flooring, plumbing, electrical, appliances, permit and disposal as separate lines make change orders easy to price.
- Allowances for owner-picked materials. Cabinets, counters and appliances swing the price. Write an allowance per item and say what happens when the customer picks something dearer.
- Lead times. Cabinets and appliances often have the longest lead times, so confirm delivery dates before demolition begins.
- Layout changes. Moving a sink, range or gas line adds plumbing and electrical work. Quote it separately.
What moves the price
- Cabinet type. Stock against custom is the biggest swing in the whole job.
- Countertop material. From about $15 per square foot (laminate) to far more for premium stone.
- Appliances. Single appliances run $350 to $8,000 each on Angi's numbers.
- Moving plumbing, gas or walls. Turns a mid-range job into a major one.
- Location. Labor rates and permit fees vary by market.
Check the price against your costs

A worked quote
A mid-range remodel of a 100 sq ft kitchen in the same layout, using example prices (yours will differ). Each line is a separate item, and a 15% contractor markup is added to the subtotal.
| Demolition, 100 sq ft × $5 | $500.00 |
| Cabinets, installed, 20 lin ft × $200 | $4,000.00 |
| Countertops, installed, 30 sq ft × $60 | $1,800.00 |
| Tile backsplash, installed | $600.00 |
| Flooring, installed, 100 sq ft × $12 | $1,200.00 |
| Sink and faucet, installed | $680.00 |
| Appliance set, installed | $3,500.00 |
| Under-cabinet lighting | $250.00 |
| Permit | $800.00 |
| Subtotal | $13,330.00 |
| Contractor markup, 15% of $13,330.00 | $1,999.50 |
| Total | $15,329.50 |
|---|
Check it against the market: $15,329.50 over 100 sq ft is about $153 per square foot, at the low end of HomeGuide's $150 to $250 midrange and inside Angi's and HomeAdvisor's $75 to $250. The total sits inside Angi's $14,591 to $41,617 typical range. Demolition at $5 per square foot is inside $4 to $7 (Angi), cabinets at $200 per linear foot inside $100 to $300, countertops inside $1,800 to $4,400, backsplash inside $500 to $1,500, flooring at $12 per square foot inside $3 to $22, sink and faucet at $680 matches Angi's $420 plus $260 averages, the appliance set inside $2,500 to $6,800, lighting inside $230 to $300, the permit inside $460 to $2,770, and the 15% markup inside 10% to 20%.
Common mistakes
- Quoting one lump sum with no scope tier or allowances.
- Leaving out the permit, dumpster, disposal or lead-time delays.
- Pricing a small kitchen by a large-kitchen square-foot rate.
- Taking a big deposit. Set a deposit and payment schedule instead.
- Skipping a written estimate. Read how to write a contractor estimate for what to include.
