Typical prices for upholstery cleaning
These are consumer-facing figures from 2026 cost guides, not rules. They show where the market sits so you can tell whether your price is far above or below it.
| What is priced | Published range |
|---|---|
| Sofa (Angi / HomeGuide / HomeAdvisor) | $120 – $400 / $100 – $400 / $100 – $300 |
| Sectional (Angi / HomeGuide) | $200 – $500 / $120 – $500 |
| Loveseat (Angi / HomeGuide / HomeAdvisor) | $80 – $200 / $70 – $200 / $60 – $120 |
| Armchair (Angi / HomeGuide) | $60 – $120 / $40 – $80 |
| Recliner (Angi / HomeGuide) | $80 – $150 / $50 – $90 |
| Dining chair (Angi / HomeGuide) | $10 – $30 / $20 – $40 |
| Ottoman (Angi / HomeAdvisor) | $30 – $65 / $20 – $50 |
| Removable cushion (Angi) | $10 – $25 each |
| Built-in seating (Angi) | about $15 – $25 per linear foot |
| Leather piece (HomeGuide / HomeAdvisor sofa) | $150 – $500 / $200 – $500 |
| Stain removal per item (HomeGuide) | $30 – $70 |
| Fabric protector or stain prevention (HomeGuide / Angi per chair) | $20 – $100 / $30 – $100 |
| In-home minimum (HomeGuide) | $100 – $150 |
| Average per visit (HomeGuide / HomeAdvisor / Thumbtack) | $100 – $250 / $120 – $232 (average $174) / $138 – $247 |
| Added to a carpet cleaning visit (Housecall Pro, via a cost aggregator) | $50 – $400 per item |
The sources overlap but not exactly. Angi's Atlanta page lists $125 to $405 for a sofa against $120 to $400 nationally, so local prices move by a few dollars rather than by half. Independent cleaners often charge less than chains. Check several sources and your local competitors before you set a rate.
Per piece, per cushion, or by the hour
- Flat fee per piece. The usual way. Thumbtack says it is generally a flat fee per item, with extra for hard stains. Size and number of cushions matter: a three-cushion couch costs more than a two-cushion one.
- Per cushion or per foot. Useful for large sofas and built-in seating. Angi lists $10 to $25 per removable cushion and about $15 to $25 per linear foot.
- Hourly. HomeGuide says a typical piece takes 30 to 60 minutes. Hourly pricing suits unusual jobs, but customers prefer to know the total.
- Bundles and minimums. HomeGuide notes minimum home-service fees of $100 to $150, and that several pieces in one visit spread the minimum. A bundle price for sofa, loveseat and chairs is easy to quote and encourages bigger tickets.
What moves the price
- Fabric. Thumbtack says delicate fabrics such as silk or linen need extra caution and cost more. HomeGuide says leather and vinyl cost more than fabric.
- Soiling. Pet odors and old stains add time. Quote stain and odor work as separate lines, and say that results are not guaranteed on old stains.
- Method. Thumbtack describes steam cleaning as common and budget-friendly, with dry or chemical-free methods often costing more.
- Add-ons. Fabric protector, deodorizing and pillow cleaning are extra. Angi also lists $20 to $50 for moving heavy furniture.
- Location. Thumbtack notes that big metro areas cost more than small towns.
Check the price against your costs
Add paid labor including drive time, extraction machine wear, chemicals, insurance, fuel and overhead. HomeGuide says a piece takes 30 to 60 minutes, so a $100 to $150 minimum for the first piece should still cover your travel and setup. See how to calculate labor cost and your overhead rate, and use the hourly rate calculator to find your floor.
A worked quote
A living room visit using example rates (yours will differ): one sofa at $150, one loveseat at $90, four dining chairs at $20 each, which is $80.00, and a fabric protector applied to the sofa and loveseat for $50.
| Sofa cleaning | $150.00 |
| Loveseat cleaning | $90.00 |
| Dining chairs, 4 × $20 | $80.00 |
| Fabric protector, sofa and loveseat | $50.00 |
| Total | $370.00 |
|---|
Check it against the market: $150 is inside every published sofa range, $90 is inside the loveseat ranges from Angi ($80 – $200) and HomeGuide ($70 – $200), $20 per dining chair is inside the Angi and HomeGuide ranges, $50 for protector is inside $20 – $100, and $370 sits above the $100 – $250 average visit because it covers seven pieces. The total clears HomeGuide's $100 to $150 minimum. These figures are examples, not recommended prices.
Common mistakes
- Pricing a single small piece below your travel and setup cost. Use a minimum.
- Not asking about fabric. Check the cleaning code tag before you quote, and say that delicate fabrics are quoted after inspection.
- Leaving stains, odor and protector off the quote, then arguing about them on site.
- Skipping a written estimate. Read how to write a contractor estimate for what to include.
